How to find the property of your dream with Chasse Privee

For this it is essential to know all the steps that will allow you to finalize your real estate project in the best conditions!

A. Evaluate your budget to find the ideal property:

Before starting your search for properties, it is important to have a clear vision of your budget in order to best orient your search. Here are some tips to help you determine your budget:

  • List all of your income (salaries, rental income, allowances, pensions, etc.) and your charges (taxes, insurance, credits, fixed and variable charges). Ideally, the amount of your monthly mortgage payment should not exceed 33% of your income.

  • As well as the costs relating to the purchase of the property. In addition to bank and notary fees, remember to include ancillary costs (moving, works, etc.)

B. Signature of the sales agreement:

The law provides for a withdrawal period of 10 days.

D. Agreement in principle:

Without official content, this document simply confirms the will of the latter to continue the procedure on the basis of the elements communicated in the request or during an online simulation:

- borrowed capital
- the annual percentage rate of charge (APR) proposed
- the duration and terms of repayment
- the guarantees required

E. Acceptance of Offer:  

You will have a reflection period of at least 10 days before you can return it signed. Remember to inform your notary of the acceptance of the offer in order to plan the signing of the deed of sale and the release of funds.

F. Completion of purchase:

Go to the notary to sign the deed of sale, this is when you officially become the owner of your property.   Two days before the appointment, your bank confirms that the funds are available. It is the notary who draws up and sends you your title deed. Reimbursement of your first installment generally begins in the month following the signing of the authentic deed of sale.
